Getting Started with Title Toolbox



You will use the program Title Toolbox to search in your preferred farm area and purchase lists


Getting Access to Title Toolbox


In order to create an account with Title Toolbox, you will need to send an email to Tabitha VanValkenburg at tabitha.vanv@realtygroupmn.com requesting access.

She will set you up with an account and send you the login information!

You do NOT need to be an RG Title customer to use this platform and there is no cost for being user! The only cost associated with this platform is when you are purchasing the third party lead information such as phone numbers, emails, etc


Create farms with Title Toolbox


How do I Create a Farm using Radius Search?

Start off by clicking "Farming" in the top Left Corner. Next, click on "Radius Search". You will notice on the map a "Search for an address" box.

You can enter an address or major cross street and a pin will be placed at the location to help guide you. When you are ready to place your radius on the map single left click where you wish to place the center of the radius.

You can adjust the distance by clicking and dragging the outer green pin to the spot or distance you want. Once the radius is to your liking click on the "Get Count" button.

The Area Search box will pop up. In this box, you can narrow down your farm results. Once you have entered in all your criteria click the green "Get Count" button and click "Download/View records"

Your results will appear on the right side of the map.

When you are happy with your search results, click the "Save Farm" button above the list of properties.

From there, you can click the "New Possible Leads" tab at the top. Several categories will be shown, such as "Cash Buyers" Affidavit of Death", Liens", etc and you can purchase whatever lists you like


How do I Create a Farm using Boundary Search?

Start off by clicking "Farming" in the top Left Corner. Next, click on "Boundary Search". You will notice on the map a "Search for an address" box. You can enter an address or major cross street and a pin will be placed at the location to help guide you. When you are ready to place your boundary on the map, single left click where you wish to place your first pin, continue placing your pins, you will notice a blue boundary forming. To complete the boundary double click when placing your last pin. You can adjust the distance by clicking and dragging the outer green pin to the spot or distance you want. Once the boundary is to your liking click on the blue "Next" button. The Area Search box will pop up. In this box, you can narrow down your farm results. Once you have entered in all your criteria click the green "Search" button. Your results will appear on the right side of the map.

When you are happy with your search results, click the "Save Farm" button above the list of properties.


How do I Create a Farm using Area Search?

Start off by clicking "Farming" in the top Left Corner. Next Click on "Area Search". The Area Search box will pop up. In the "General" tab, you can determine your search location by selecting your state, county, city and/or zip code.

In the other tabs available, you can narrow down your search results. Once you have entered in all your criteria click the green "Search" button. Your results will appear on the right side of the map.

When you are happy with your search results, click the "Save Farm" button above the list of properties


Am I able to search multiple cities and zip codes?


Yes. When you are in the "Area Search" box, click in the city or zip code field and start to type the city/zip code you want. Select the one and then click the box again and repeat the process until you have all your cities/zip codes selected.


How do I search for all the properties on one street (or multiple streets)?

When in the "Area Search" box, under the "General" tab click on the blue link "Other Available Fields". Check the box to add "Site Street Name". That filter option will be added to the top of the box. Enter in the name of the street (separate multiple street names with a comma ex: main, jamboree). Don’t include direction or street type.
