Lofty "Social Studio:" Social Media Posting





Introduction

The Social Studio is a tool located in the Marketing section of the Lofty CRM. This is a social media posting tool that Lofty users can post manually or can configure auto-posting tied to listing statuses for their listings.

To access the Social Studio, navigate to Marketing> Social Studio

Connecting Social Channels

Connecting your channels is the first step to getting up and running with Social Studio. The table below outlines which channels are supported within each of your dashboards:

Connecting your channels

To access the social channels, click the Settings menu and select Manage Profiles:

Next, click + Add under the channel you wish to connect:

Check out the graph below to see the features available with each Social Studio package.

For Twitter, LinkedIn, and Google profiles you just need to authorize Lofty to access your account and you should be all set. For other channels, please refer to the guides linked below.
  • Connecting your Facebook Page

  1. Click + Add then Continue
  2. If you are not already logged into Facebook, you will see a login window.
  3. Click Continue
  4. Once logged in, the selected Facebook profile will appear. Check the box next to the Facebook profile and click Connect to Lofty
  • Connecting your Instagram business account

  1. You’ll need to convert your Instagram personal profile to a business account.
  2. Click + Add under Instagram
  3. Click Connect Facebook Page. It is required that Instagram business accounts be linked to a Facebook Page to connect them to Lofty. This is why the authentication process needs to be completed within Facebook.
  4. Enter your Facebook login credentials and click Login. If you're already signed into Facebook, you will just need to enter your password and click Continue.
  5. You'll need to authorize Lofty to access your Facebook account. Click Continue as [name] and then click OK on the next prompt. (You won't see these steps if you already have another Facebook or Instagram account connected to Lofty that was authorized through the same Facebook personal profile. Instead, you'll see a message asking you to continue with the previous settings. Do not make changes here and just click Continue as [your profile name].)
  6. Click on the Instagram channel you'd like to connect to and click Connect to Lofty.

Creating a New Post

Clicks + Create a Post to create a new social media post in the social studio. The following post options are available:

  • Listing
  • Blog
  • Landing Page
  • Custom Post

Creating a Post with AI Marketer

If you have AI Marketer, your Create a Post experience will be enhanced with AI.

Listing Post

Listing Post allows you to create a post using one of your listings, a listing from your team, or any listing from the MLS. If you are posting a listing other than your own, you must acknowledge that you have permission to market the property.

Once the listing is selected, you have the opportunity to edit the social content, and decide where to post, and when to post. Note, that if you have not connected your social media yet, you have the opportunity to do so here.

Blog Post

Selecting a blog post will populate all blog posts that have been published on your Lofty website. You may select one blog post to share via social media, by checking the box next to the title.

Note: Blog posts are not available if you have a subdomain type Lofty website.

Once you have selected your blog post, a custom website link will be created and is available to post to your social channels.

Landing Page Post

Selecting a landing page post will populate all the landing pages that have been created in the CRM. You may select one landing page to share via social media, by checking the box next to the page name.

Once you have selected the landing page, a post will be created that links to the landing page.

Custom Post

Add any content, images, etc. A preview will appear on the right panel.

Note:

Image ratio: 1:1.9 (eg: 1200*630 pixels)

This is the most suitable size for all platforms. You don't need to modify all images for each platform.



You have the option to Schedule the post or Post Now:

Social Posts viewed and created in Calendar View 

Your social media posts may be viewed on the Lofty Calendar. To see scheduled social media posts, click the Show/Hide filter and check the box next to Social Posts:

You may also add a social post directly from the + Create button:

Creating a social post from the Calendar is the same process as creating a social post from the Social Studio.

Creating a Social Post from the CMS Tool

When sharing a page from your website, you can choose to post to your social channels. This will automatically add a shortened link for that page to your post.

Creating a Social Post from the Listing Discovery Page

On the Listing Discovery page, simply click on the Share icon and a pop-up will open to share that listing via your social channels. It will pull in the address, images, etc.

Note: To create a listing post, the Lofty website must have the vanity domain configured.


Creating a Social Post from the Design Center

Navigate to the Design Center by clicking Marketing > Design Center > Create New Design

Click on the three dots in the top-right (. . .) and then click on Social Post to automatically have all pages from your design added to your social post ready for publication.

Auto-Generated Listing Videos

All Lofty users may create ten (10) video listing posts per day, using six (6) images from the listing. 

  • Social Studio Growth/Elite users may create videos without the watermark
  • Social Studio Basic users' videos will have a watermark

These video posts may be created in two ways:

Via the Listings Discovery Page

  1. Navigate to the Listings Discovery page and select the listing. Click the arrow icon to create a social media post. Click "Add Image/Video" to select the images for the video:

  2. Up to six (6) images may be selected to create the video. Check the box at the bottom to generate a video post:

  3. There are three (3) listing video templates, as well as three (3) aspect ratios, that you can choose from depending on your posting location.*

  4. Next, the video will be created and you may select where to post, like any other social media post. Please note that if this is not your listing, you must obtain permission before posting:

*  aspect ratios have been optimized for the following channels:

  • 16:9 = All Channels
  • 1:1 = Instagram and Twitter
  • 4:5 = Instagram

Via the Social Studio

  1. Navigate to the Social Studio and click "+ Create a Post":

  2. From the options, select "Listing":

  3. Select the listing. If it is not your listing, you must obtain permission to move forward:

  4. Click "Add Image/Video" to select the images for the video:

  5. Up to six (6) images may be selected to create the video. Check the box at the bottom to generate a video post:

  6. Next, the video will be created and you may select where to post, like any other social media post:

Suggested Post

Suggested Posts are available on the homepage of the Social Studio. This section will generate suggested post content using the following scenarios:

  • Listing Post
    • "My Listings" that have never been posted via Social Studio
    • "Team Listings" that came to market in the last seven days
  • Landing Page Post
    • Landing pages that have been created in the last seven days
  • Blog Post
    • Blog posts that have been created in the last seven days
  • Holiday Posts
    • Any upcoming holidays (that post content is available for) within the next seven days

Automatic Listing Posts

Automatic listing posts will automatically be posted to your selected social media profiles when the listing status changes. The available statuses are:

  • New Listings
  • Open House
  • Price Reduced
  • Under Contract
  • Sold
  • Back To Market

Lead Registration

If the social media post directs the lead to your Lofty website, the lead may be prompted to register. If the lead registers, a new lead will be created with the information they provide. The website registration settings are located in the CMS tool, under Settings -> Lead Capture -> Registration Pop-up Trigger Rule. Engaged Leads

The reporting page for each social post will show "Engaged Leads" and "New Leads". This is good information to track because a social post can be intended for existing leads instead of just for new lead capture. Both of these numbers are clickable and will take you to the leads who have engaged with your post or were newly captured.

Social Studio YouTube Settings

YouTube is now an available social media option for all Social Studio users. To connect a YouTube profile, navigate to Campaigns → Social Studio → Settings → Manage Profiles

YouTube only supports video posts and there is a 50 MB file size limit. When creating the YouTube post, the following settings are available:

  • Title
  • Tag
  • Category
  • Privacy
